Ms. Ou said that in October 2021, she bought a commercial house in Shengshihaoting located in Huanjiang Maonan Autonomous County, with a total price of about 620,000 yuan, which is the house on the top floor. According to the signed commercial housing sales contract, the developer Guangxi Huanjiang Zhongxing Real Estate Development Co., Ltd. should deliver the commercial housing on June 30, 2024. On August 13 this year, Ms. Ou received a notice that the real estate consultant said that the commercial house she purchased had been completed and accepted, and she could go for house inspection from August 18 to 20.

Ms. Ou arrived at the house inspection site on August 18 and found that the quality of the house project was worrying. The day of the house inspection was a rainy day. Ms. Ou and other owners found many cracks and hollows on the walls and floors of the house, water leaks in the house, cracks in the roof and floor, ventilation in the windows and entrance doors, falling tiles on the aisle baseboards, and falling emergency lights, etc. .

“The quality of the house is very poor. The sand on the walls will fall off as soon as you push it. It is obvious that there is not enough cement and you have cut corners.” Ms. Ou said.

Another owner, Ms. Wei, also described the situation in her home to The Paper, “When we went to inspect the house, we found that there were many hollows. The bay window of my master bedroom, the walls of the master bedroom, second bedroom, living room and bathroom were all empty. There are signs of drums. The floor height is not enough, and there are various problems.” Ms. Wei said.

Many owners reported to The Paper that the underground parking lot of the community also has water leakage problems in many places on the top, wall, and pipes. “The terrain of the underground parking lot is uneven, and it is easy to cause water accumulation, which may lead to the risk of electric shock in the new energy charging area.” Ms. Ou said worriedly.

Ms. Ou told The Paper that on August 17, the owner of the community sent a representative to negotiate with Huanjiang Zhongxing Real Estate and raised the quality of the housing project to the developer. The developer responded that it would act in accordance with the contract, but did not show a rectification attitude.

In addition, Ms. Ou said that when buying a house, the housing developer advertised that the Shengshihaoting community is “surrounded by prestigious schools and houses in Siyuan School District”, and children in this community can attend the primary and secondary departments of Huanjiang Siyuan School. According to Ms. Ou, Siyuan School is the second-ranked school in Huanjiang Maonan Autonomous County, with strong teaching staff. Therefore, when buying a house, homeowners also consider educational resources as a major factor.

However, in June this year, Ms. Ou discovered that the district was not included in the Siyuan School District in the planning of the local education bureau. Ms. Wei also said that in June and July of this year, the representative of the owner of the community asked the local education bureau about the school district, and the reply was that the principle of proximity was that the nearby school had enough places to attend, and it was not clearly stated that it could attend Siyuan Elementary and Middle School. .

Ms. Ou and some other owners of the community expressed disapproval of the project quality, planning and design, and supporting facilities of Shengshihaoting. They hoped that the developer would rectify the quality of the house and pay certain compensation for the problem of “the previously promised school district is invalid”.

Developer: There is no quality problem in the housing, and the division of school districts is based on policies
